Terms and Conditions
You can make a reservation either through our website (www.mellonfarm.co.uk) - using the 24/7 booking system, or by telephone. Provisional bookings accepted will be held for 5 working days. A non-refundable deposit of 25%, (part of the rental) is payable at the time of booking. If the deposit has not been received within the 5 days, we reserve the right to cancel the booking. Your reservation is complete when you have received written confirmation. Once a booking is confirmed it is a legally binding contract. The balance is due 6 weeks before the holiday start date. When your balance has been received we will send written confirmation. When booking less than 6 weeks in advance of the holiday start date the total rental is payable on booking.
If you have to cancel your holiday for what ever reason, within the 6 weeks to the start of your holiday you will be liable for cancellation charges. We will endeavour to re-let the cottage, and if successful, will refund rental less - £30.00 administration costs and the difference between your rental balance and the rental for re-letting. If you have to cancel less than six weeks before the holiday start date, we will make every effort to re-let the property for that period, if we are unable to re-let the property, the whole tariff is payable. We recommend the purchase of holiday cancellation insurance.
The cottage is available from 3pm on the day of arrival to 10am on the day of departure. If you are anticipating an early or late arrival please contact us so arrangements can be made. Accommodation in our cottage is restricted to the number of persons stated on the booking form and must not exceed the number booked.
The occupier undertakes to keep the property and all furniture, fixtures and fittings and effects in or on the premises in the same state of repair and condition at the commencement of the letting and must leave the cottage in a clean and tidy condition.
If for any reason beyond the owners control i.e. (fire, water or accidental damage) the property is not ready on the date booked, all rent and charges paid in advance by the client will be refunded in full and the client will have no further claim against the owners.
The owners will not accept liability or responsibility to hirers, their families or friends for any accident, injury or illness to them or for loss or damage to their property, including personal belongings, cash, jewellery and motor vehicles caused during their stay.
We are unable to accept any reservations for groups of people under the age of 25 years old.
All prices from November – 30th April (excl Christmas, New Year and Easter) are for 2 persons occupying either the double bedroom or the twin bedroom. If both bedrooms are used there is an additional charge of £25.00.
Short Breaks – (3-4 nights) can be booked from November – 30th April. Please see our Tariff & Availability page for the price. Special offers may be available throughout the year.
The owners shall be allowed access to the property at any reasonable time during the holiday.
Guests are requested not to smoke in the cottage.
Pets – We accept pets – except cats. One well behaved dog is welcome by arrangement. We ask owners to read our ‘Dog rules’. We do not charge for dogs but on leaving we and future guests do not want to see that a dog has been staying. Dogs are accepted on the understanding that they are kept under control at all times. Owners are expected to clean up after their dog thoroughly.
