The Cottage - Sleeps 2/4

A detached single storey converted barn, traditionally built with granite and slate which has been sympathetically renovated, retaining some original features and extended to provide comfortable accommodation for couples or families. Set close to the farmhouse but well separated. Privacy is ensured with hedging trees and plants with a private garden which surrounds the cottage. Central heating and a woodburner provide a warm and cosy retreat There is ample safe level parking in front of the cottage entrance.

A granite path leads to a stable door which opens into:

Sitting Room - with exposed open beams and homely wood burning stove set on a slate hearth. Wooden flooring with large rug. Comfortably furnished with leather suite, Oak coffee table. Pine bookcase. Selection of books and games. LCD TV with Freeview, DVD and CD player.

An Archway leads to:

Kitchen/ Dining Room - Furnished with pine fitted units, dining table and chairs. Tiled flooring. Well equipped with fridge/freezer, washing machine, dishwasher, microwave, toaster, iron and ironing board. A tumble drier is available by arrangement The kitchen window facing east looks out onto the surrounding rockery and meadow.

Two Bedrooms:

Double bedroom - furnished with pine double bed, bedside tables and wardrobe. Twin bedroom - furnished with Austrian pine beds, pine bedside table, chest of drawers and wardrobe. There is space for a cot. Both rooms have fitted carpets. Hairdryer provided.

Bathroom - Bath with over-bath power shower with screen, hand basin, W.C. Shaver socket.

Garden - A private garden surrounds the cottage with level lawn to the front facing west. Garden furniture is provided.

What is included:

Bed Linen - Good quality, home laundered bed linen with duvets and blankets. A bath mat, tea towels and oven gloves are also provided. Beds are made up ready for your arrival.

Cleaning Materials/sundries - Cleaning products, washing-up liquid, cloths, scourer, dishwasher tablets, tea, coffee, sugar, condiments, foil, bin liners, kitchen roll and cling film are all supplied.

Electricity is included.

Heating/Hot Water - Oil-fired central heating is inclusive for up to ten hours a day (times agreed on arrival and duration negotiable in bad weather). Heating hours included are generally. 7am - 10am and 1600 - 22.30. If heating is required throughout the day an extra charge will be made (except Christmas week). A wood burning stove provides additional heating. We provide the first basket of logs, kindling and matches. Additional dry logs can be purchased at £5 per basket.

Water Supply - Water is supplied from a natural spring supply. Water is filtered through a U.V system. The supply is tested annually by the council.
